960 16th Street, Oakland CA 94607

Purchased: April 2014 

Sold: March 2017

Description:  We purchased this dilapidated building, that was zoned for a religious use.  We conducted some market surveying and research to assess the possibilities of re renting the property at its current zoning use. We concluded that the property’s best use was that of residential use.  We worked with our architect and engineers to obtain a variance use from religious use to duplex. The end product was an approximately 3,200 square foot property on a 5,000 square foot lot. Each floor had four bedrooms and three baths, making it perfect for large families or communal living situations.  We shortly entertained keeping the property and re renting it at market rents, but instead decided on exchanging up. We sold the property in March of 2017, achieving one of the highest price sold per unit in the West Oakland area of approximately 650k per unit.

Description:  While seeking opportunities during the 2008-2010 recession, we noticed that single family homes were a exceptional asset class to own(as did many other investors, including Warren Buffett).  We zoomed in on East Palo Alto. East Palo Alto is most notoriously known as being dubbed “murders capital”. A term given due to having the country’s highest murders per capita. We proceed carefully while touring many properties in EPA.  In the end, we decided that given its proximity to Stanford, Silicon Valley’s top tech firms, San Francisco , etc that it was bound to catch some appreciation due to it’s proximity. We also knew that based on rental comps, that IRR and cash flow was extremely strong even on day 1.  We decided it was worth the risk, and during the course of 2 years we purchased six single family homes.


The area significantly surpassed  our expectations. While rental increases were very extremely strong- 25-35% in three years.  Appreciation roared 135-175% past purchase price. We re assessed our positions. We concluded that  it was starting to get inefficient for holding a much more valuable asset with the rental income it was generating.   Although, we did project appreciation to continue to rise, we decided that it was a good idea to start selling our assets in 2’s to exchange up to a larger property. We sold all six properties over the course of a year and a half, and successfully exchanged all properties.

Description:  We purchased this duplex in the heart of San Francisco’s 24th Corridor, in the Inner Mission District.  The Mission is known for its lively food and arts scene, which coupled with great public transportation, has propelled a wave of new residents seeking real estate in this neighborhood.  The duplex was owned by the same man for approximately 30 years. He kept the duplex in original form during his ownership. We successfully vacated one of the units on the lower floor and sought to create an open floor plan concept with contemporary touches.  We reconfigured the entire floor plan and took everything down to the studs. We inherited the unit as a one bedroom and one bathroom layout with a lot of unused space. The finished product was a 2 bedroom and 2.5 bathroom with an open living/kitchen configuration.  We enlisted the help of Bob Buckter aka Dr Color for the exterior paint consultation, and used John Dozier for the gold leafing of the property’s numerical address. We successfully exited this property by exchanging up again.

Description: We purchased this duplex in a completely dilapidated shape.  The property is located in Oakland’s Old Oakland neighborhood, and is five blocks away from  a Bart Station. Oakland was experiencing a huge boom as San Francisco’s rental and real estate market produced double digit increases year after year.  The exodus of some of these San Francisco residents found Oakland to be a great alternative.


We worked with an existing contractor,architect and engineer relationships to completely redesign and gut the property.  We then remodeled the building to it’s former glory. The sale proved to be a little more difficult then we anticipated due to the lack of garage and public parking in the area.  However, we were able to sell eventually and successfully exchanged up.


Jerry J Azar

Jerry is an Azar Realty Group Co-Founder and Principal, where he manages the firm’s mixed use and multi-family acquisitions, developments and dispositions. A seasoned real estate investor, entrepreneur and broker Jerry has been an active investor/broker in the San Francisco Bay Area for over twenty years; adhering to the firm’s fundamental principles to add value in properties and providing clients with value in every deal. Aside from being a principal at Azar Realty, Jerry has owned and operated various retail and quick food service businesses in San Francisco, Oakland and the Pennisula throughout the last thirty years.  He currently owes a master dealerships of seven cell phone retail stores in the San Francisco Bay Area for 30+ years, and has been a past investor in high-technology startups. Jerry is fluent in Arabic and is a conversationalist in Spanish.

Earlier in his career, he worked as a commercial pilot instructor. Jerry has been a licensed broker within the state of California for over 25+ years (BRE 00957206). He is also active within the local community, having served in various roles at Saint Nicholas Church in San Francisco including President of the Board, President of the 75th Anniversary and Men’s Fellowship President. He holds a B.S. in International Relations from San Francisco State University.

Hanna J Azar

Hanna is an Azar Realty Group Co-Founder and Principal, where he manages the firm’s Mixed Use and multi-family acquisitions, developments and dispositions. Hanna is a creative marketer and problem solver. He uses these skills to locate off market deals for the firm and clients.  He works closely with architects, engineers, attorneys and other parties to ensure projects are on time and on budget. He has managed the acquisitions and dispositions of approximately $25,000,000 in the last six years.

Aside from being a principal at Azar Realty, Hanna is  a co-owner in over seven retail cell phone stores in the San Francisco Bay Area. He is a licensed salesperson within the state of California (DRE#02005698 ). Hanna is a current board member of Saint Nicholas Orthodox Church, in San Francisco. He holds a B.S. in Business Administration from San Francisco State University where he participated in a Chartered Financial Analyst(CFA) equity analysis competition, and placed in second place against colleges from all over Northern California.

Ramzy J Azar

Jerry is an Azar Realty Group Co-Founder and Principal, where he handles the firm’s multi-family acquisitions, dispositions and financial reporting. Aside from being a principal at Azar Realty, Ramzy is a financial analyst within Wells Fargo’s Commercial Real Estate Group. In his role, Ramzy has originated over $1Bn of debt on Office, Multi-Family, Industrial and Retail assets to major REPE funds and high-net-worth individuals. He holds a B.S. in Business Administration from the Haas School of Business at the University of California, Berkeley.
